    What is included under EasyLiv's Administration scope?
    EasyLiv acts as the primary point of contact and handles all communication with tenants on all matters relating to the property. We maintain complete financial and administrative records, coordinate utility account transfers from the Client to the tenant, conduct routine property inspections (and every 10 days while vacant), and prepare and serve all notices in accordance with the Ontario Residential Tenancies Act and Landlord and Tenant Board (LTB) regulations.
    How does EasyLiv handle repair approvals and expenses?
    EasyLiv is authorized to approve routine repairs and maintenance expenses up to $500, with reimbursement by the Client. For repairs exceeding $500, we obtain the Client's approval before proceeding. In emergencies requiring immediate action, and after making two (2) unsuccessful attempts to contact the Client, our manager has full authority to authorize repairs necessary to protect the property and its occupants.
    Do you provide 24-hour emergency maintenance response?
    Yes. EasyLiv provides and coordinates a dedicated 24-hour emergency maintenance response service 365 days a year. We dispatch vetted, licensed local trades (master plumbers, electricians, heating technicians) immediately to protect the property and occupants from urgent hazards such as water leaks or heating failure.
    What is covered under EasyLiv's Leasing Services?
    Our leasing team prepares and advertises properties across top marketing channels and the MLS system when appropriate. We respond to leasing inquiries seven (7) days per week, arrange and conduct showings, ensure rental application completion and deposit collection, run comprehensive credit checks, employment verification, and reference checks, execute Ontario Standard Leases, negotiate renewals, and conduct move-in inspections.
    How frequently are vacant properties inspected?
    EasyLiv conducts property inspections every ten (10) days while a property is vacant. This guarantees insurance compliance, verifies building security, and ensures the home remains in pristine, temperature-controlled showing condition for prospective tenants.
    What are the Client's responsibilities under the agreement?
    The Client agrees to maintain appropriate property insurance, notify EasyLiv if rent has not been received by the agreed due date, provide sufficient funds for approved repairs, respond to approval requests promptly, and keep mortgage payments, property taxes, and utility accounts in good standing.
